The journey to looking for
your new home begins with registering your details with Dickinson Bowden. There
are usually more applicants than there are properties available so it is
important you register and provide us with as much information as possible so
that we can find you the most suitable property. You can do this by calling us or sending us an
When you have found the
property that you would like to move into we will need to carry out
referencing. All adults over the age of 18 moving into the property will need
to be referenced. We use an external company to carry out a credit check, an employment check to confirm
your yearly income, and finally, if applicable, a reference from the Landlord
of your current rental property. If you foresee any complications with your
referencing please discuss these with us. On average referencing takes 48
hours, but the process can be slowed down if you have not provided enough
The cost of referencing is
£150.00 including VAT for the first applicant and £100.00 including VAT for any
additional applicants or Guarantors. We would also advise that you pay a
holding rent with your application (£250.00). This holding rent is deducted from
your first months rent if your application is successful, it is not an additional fee. It is always the landlords decision as to whether we proceed with your application or not.
We will do our best to
accommodate any time lines you may have for the move, however you cannot move
into a property before the referencing process has been completed, initial payments
have been made and the previous tenant has vacated. A date will be agreed at
this point for the new tenancy to begin (if the above conditions have been
Moving into the property
Once referencing has been
completed Dickinson Bowden will draw up an Assured Shorthold Tenancy Agreement
for an initial fixed term of six months (unless agreed otherwise before
referencing). A date will be arranged
for this paperwork to be signed, the keys to be handed over and all other
relevant documentation gone through. The hand over will take place in our
office and can take up to an hour, all tenants will need to be present, so
please ensure you have allowed yourself adequate time.
You will need to provide
Dickinson Bowden with the first months’ rent (less the holding rent), a
security deposit (usually equal to around one and a half month’s rent dependent
on the Landlord’s wishes) an Agreement Preparation fee of £60.00 including
VAT and a check out fee of between £75.00 and £125.00 including VAT depending on the size of the property.
A security deposit is held in
case of damage or dilapidations caused to the property during your tenancy.
Dickinson Bowden is a member of the Tenants Deposit Solutions Scheme and your
security deposit will be registered with the scheme. You will receive a
certificate showing this.
When you have moved into the
property your rent will be paid monthly, in advance, by standing order to
either Dickinson Bowden or the Landlord, whichever is agreed at the start of
the tenancy. In some circumstances different payment methods may be available
and we will be happy to discuss these with you.
You will also be responsible
for the utilities at the property. These include, but may not be limited to,
council tax, water, electricity, gas, telephone connection, broadband and
television license. Either Dickinson Bowden or your Landlord will be
responsible for informing the relevant utility companies of your move in date
and new address but we would recommend that you contact the companies as well
in order to arrange future payments.
If there are any maintenance
issues during the tenancy you will contact either Dickinson Bowden or your
Landlord for these to be addressed. You will be given all the necessary contact
details at the beginning of your tenancy.
Leaving your rental
If you wish to leave the property you will be
required to give one month’s notice, in writing, from a rent due date at any
point, after the initial six month fixed term, to end your tenancy. Dickinson
Bowden can provide guidance on how to leave the property when you move out.
At the end of your tenancy the
property will be inspected by either Dickinson Bowden or your Landlord and
compared to the condition of the property at the beginning of the tenancy. This is usually done with the help of an
inventory and schedule of condition. The cost of making good any damage or
dilapidations that are not considered to be fair wear and tear will be deducted
from your security deposit. The balance of your security deposit will then be
returned to you.
